Project aquisition and set-up

Westlake management team are highly experienced in operating in our target locations.

We source the target development opportunity and produce development costs to plan a robust development project.

The project budget, type and location will align to the investors requirement and our strategy.

The target investment will be up to 50 apartments and from £500k-£6m total budget per project

We organise local bank debt for up to 60% on a project by project basis.
Development delivery

Westlake oversee the project internally and provide a QS to ensure precise control of all project expenditure

Westlake undertake monthly reporting to ensure full transparency with investors.

All projects are targeted for a 12-15 month construction periods to enable access to investment returns faster.

Shorter office refurbishment projects of 1-3 months.
Project exit

Westlake will begin the sale or leasing process once construction commences.

Likely project exit to local funds targeting completed residential apartment for the rental market. Ie single sale of whole project.

Westlake will produce project brochures and coordinate with specific local agents for the sale process.

All properties will be covered with a ‘Premier Building Guarantee’ which will last for 8 years.
Actively Buying
We are actively looking for development plots with planning permission for a minimum of 10 units and a target acquisition price of £500k-£3m with a GDV of £1.5m - £10m. The team also use their extensive network to secure options on sites without planning in prime locations.

We are also actively looking for commercial offices yielding at least 5% with asset management, value add potential. Target acquisition prices of between £1m-£5m and the offices must be located in CBD locations or next to good transport links.
